The Real Estate Lead will be responsible for managing and optimizing the Real Estate portfolio across multiple agencies and cities within the country. This role involves strategic planning, financial modeling, lease negotiations, and project management to ensure efficient space utilization and cost optimization. The position requires strong stakeholder management, operational excellence, and leadership in driving real estate initiatives aligned with business objectives.
Job Responsibility:
Manage and maintain all office leases across locations in the country
Conduct portfolio analysis to evaluate property performance, identify improvement opportunities, and mitigate risks
Optimize space utilization and occupancy costs through lease negotiations, renewals, subleasing, and disposals
Ensure accurate and timely updates in the lease tracking tool (ANAPLAN)
Negotiate favourable lease terms, rental rates, and incentives while minimizing contractual risks
Oversee contract management, including execution and registration of new leases
Lead real estate transactions, including site selection, acquisitions, and dispositions, in collaboration with internal teams and external partners
Conduct financial analysis, due diligence, and risk assessments for transactions to ensure alignment with business objectives
Provide regular updates on lease status and share reports with leadership
Lead fit-out improvement projects, providing operational input during due diligence, design, execution, and close-out phases
Drive and manage teams of designers and project managers for new office fit-outs
Should be able to handle and manage large scale project including both design and Build
Co-ordinate activities during build-out projects and ensure compliance with building regulations
Requirements:
Bachelor’s degree in Real Estate, Business Administration, Finance, or related field
advanced degree or professional certification is a plus
Minimum 10+ years in relevant real estate management, corporate real estate, commercial leasing, or related roles
Proven track record in developing and executing real estate strategies, managing complex transactions, and optimizing portfolios
Should have handled (Build and designed) and successfully managed end to end delivery of minimum 50K sft office space
Strong financial acumen with expertise in financial modeling, lease analysis, and investment valuation
Excellent negotiation, communication, and interpersonal skills with the ability to influence stakeholders at all levels
In-depth knowledge of real estate markets, legal/regulatory requirements, and industry trends
Strategic thinker with problem-solving abilities and capability to work independently in a fast-paced environment
Fluency in English
Local language are mandatory
Proficiency in Microsoft Excel and PowerPoint
Strong organizational and team management skills
Willingness to travel within the region as required
