We are seeking a highly skilled and experienced Director of Rental Accounting to lead and oversee all accounting, audit, reconciliation, tax reporting, and compliance functions related to rental operations. This leadership role is responsible for ensuring financial accuracy, regulatory compliance, operational efficiency, and strong internal controls across all aspects of rental accounting and owner rental activity.
Job Responsibility
Lead and oversee all rental accounting operations, including owner rentals, escrow accounting, advanced deposits, rental revenue recognition, and city ledger accounting
Ensure timely and accurate month-end close processes related to rental operations and associated balance sheet accounts
Maintain accounting controls, policies, and procedures to ensure the integrity and accuracy of rental financial reporting
Oversee accounting for owner rental distributions, rental payments, and associated financial reporting
Lead and conduct comprehensive audits of rental transactions, escrow activity, owner rental payments, and financial records
Review and analyze rental accounting data to identify discrepancies, operational trends, revenue leakage, and opportunities for improvement
Implement corrective actions and process improvements to optimize financial performance and operational efficiency
Ensure compliance with internal controls, company policies, industry regulations, and legal requirements
Partner with internal and external auditors to support annual audits, financial reviews, and compliance examinations
Oversee and perform monthly rental escrow reconciliations, bank reconciliations, and balance sheet account reconciliations
Manage trust and escrow account activity
Monitor advanced deposits and deferred revenue balances
Investigate and resolve discrepancies
Oversee all rental-related tax reporting and compliance functions
Manage preparation and filing processes related to IRS reporting requirements, including 1099 reporting, 1042 reporting, and owner rental income reporting
Ensure compliance with applicable federal, state, and local tax regulations
Oversee all owner rental accounting functions
Collaborate with Owner Services and Operations teams
Ensure timely and accurate owner rental payments and reconciliation processes
Oversee city ledger invoicing, collections, payment applications, and account reconciliation processes
Monitor outstanding receivables and partner with operational teams
Lead, mentor, and develop a team of rental accounting and audit professionals
Generate monthly, quarterly, and ad-hoc financial and operational reports for senior management
Present audit findings, operational insights, reconciliation status, and recommendations to leadership teams
Requirements
Bachelor's degree in Accounting, Finance, Business, or related field required
CPA or advanced accounting certification preferred
7+ years of progressive accounting, audit, or financial management experience
Strong experience with escrow accounting, reconciliations, rental audit functions, owner rental accounting, tax reporting, and internal controls
Experience managing 1099 and 1042 reporting processes preferred
Strong analytical, leadership, and communication skills
Experience with accounting systems, property management systems, and Excel-based financial analysis
