JOB SUMMARY Manages all engineering and maintenance operations, including the building, grounds, and physical plant, with particular attention to safety, security, and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation. Responsible for maintaining regulatory compliance and leading the emergency response team for all facility-related issues. CANDIDATE PROFILE Education and Experience High school diploma or GED; minimum 4 years’ experience in engineering and maintenance or related field; technical training in HVAC-R, electrical, and plumbing. OR 2-year degree in Building & Construction, Engineering, Mechanics, or related field; minimum 2 years’ experience in engineering and maintenance; technical training in HVAC-R, electrical, and plumbing. CORE WORK ACTIVITIES Managing Property Operations and Engineering Budgets Assists in managing the physical plant including HVAC, plumbing, electrical, water treatment, refrigeration, and life safety systems. Maintains all equipment for optimal performance, efficiency, and safety. Supports development of preventative maintenance programs. Controls departmental expenses to meet or exceed budget targets. Selects and procures equipment, supplies, and furnishings. Evaluates facility conditions and determines required maintenance or upgrades. Supervises daily engineering operations. Maintaining Property Standards Maintains logs, records, and compliance documentation. Assists in planning and executing preventive maintenance schedules. Providing Exceptional Customer Service Resolves guest concerns efficiently and professionally. Empowers team members to deliver high service standards. Promotes a strong service culture and positive guest experience. Managing - Managing Budgeted Expenses Establishes maintenance priorities aligned with business objectives. Ensures clear communication of goals, expectations, and performance outcomes. Managing and Conducting Human Resources Activities Recognizes team achievements and fosters a positive work environment. Builds collaborative relationships with employees. Ensures fair and equitable treatment of all team members. Provides coaching and feedback to improve performance. Oversees employee readiness for emergency procedures. Reviews employee engagement results and addresses concerns. Ensures compliance with safety regulations and company policies. Manages disciplinary processes in accordance with SOPs and LSOPs. Technical Leadership & Complex MEP Operations • Oversee interconnected Mechanical, Electrical, and Plumbing (MEP) infrastructures. • Manage high-speed vertical transportation systems safely and efficiently. • Monitor complex façade deflection systems unique to iconic skyscrapers. • Optimize high-capacity HVAC systems designed for diverse operations. Strategic Digital & Asset Transformation • Lead lifecycle strategies toward digital asset transformation. • Implement advanced Building Management Systems (BMS) for automation and control. • Integrate smart energy-saving grids to optimize utility performance and reduce costs. • Deploy modern property technologies (PropTech) to enhance and preserve asset value. Hands-On Operational Excellence • Maintain a visible, proactive, and hands-on operational leadership style. • Conduct routine inspections to prevent critical plant failures. • Audit third-party contractors to ensure quality and compliance. • Diagnose systemic technical issues and implement sustainable solutions.
