Job Description

The Development Director position is responsible for all aspects of taking a project from initial acquisition analysis and potential purchase through municipal entitlements, design team coordination, and successful hand-off to the end-user client. This entails establishing accurate development and construction budgets, cash flow projections, and schedules for residential development projects. A successful candidate will be able to move comfortably from high-level business plans to executable development plans by using industry knowledge to navigate ambiguity and provide sound assumptions with limited information. It is a position that will require abstract thinking and the ability to think entrepreneurially in planning for new developments and strategies to make a big impact.

Job Responsibility

  • Ensures the coordination, development and approval of architectural and engineering construction drawings with respect to budget, schedule and constructability.
  • Creates, takes ownership, and manages project development budgets and timelines, coordinating with Construction, Underwriting, and Asset Management as needed.
  • Presents to and collaborates with jurisdictional authorities such as Cities, Counties, Utility Districts and Environmental Districts to progress entitlements and permitting.
  • Reviews consultant expenditures and change orders to ensure adherence to project budgets and schedules and quickly identify variances to correct.
  • Sets expectations with consultants, team members, and collaborators to ensure accountability for project and task roles are completed.
  • Accountable for the development process by facilitating task management and schedule expectations of major components throughout project’s development.
  • Proactively scouts new land development opportunities and proposes development plans for highest and most attainable uses for identified sites.
  • Presents high-level land plans to direct development goals and scopes of work for design consultants and early underwriting exercises.
  • Provides due diligence analysis for making land development acquisition and partnership decisions by researching prospective entitlements and risk analysis, analyzing site feasibility, and visiting and inventorying assets of development sites as needed.
  • Manages multiple projects in varying phases of design/construction, collaborating with complex and large internal and external teams.
  • Defines scopes of work, negotiates contracts, and engages consultants such as surveyors, planners, engineers, and architects through the development design, entitlement, and permitting processes.

Requirements

  • Understanding of the development cycle, market trends, and project feasibility factors, to direct successful development projects.
  • Experience working with jurisdictional authorities and government authorities to plan and permit land development projects.
  • Bachelor’s degree in construction management, architecture, land planning, engineering or related field.
  • Proven track record of multi-family land development including acquisition analysis, entitlement, design and permitting, and contractor management with minimum 5 years experience.
  • Construction or contractor project management experience in the multifamily or single family sector (preferred).
  • Technical skills to review plans and provide value engineering comment and direction (preferred).
  • Established broker relationships to nimbly identify optimum acquisition sites for new development (preferred).
  • Good relationships with jurisdictions within the sunbelt to foster opportunities and incentives for providing housing that is affordable (preferred).
