Development Associate

• Oversee development activities from concept through completion, including design coordination, entitlement processes, budgeting, and feasibility analysis
• Partner with architects, engineers, consultants, and municipal agencies to secure approvals and keep projects on track
• Review and monitor general contractor budgets, schedules, and change orders
• ensure updates align with project milestones and contractual obligations
• Support construction financing by managing monthly lender requisitions and participating in site inspections
• Maintain comprehensive project logs (RFIs, permits, submittals, change orders) to ensure timely processing of critical documentation
• Track quality control, safety compliance, and adherence to project standards throughout construction
• Prepare and update budget reports, contract summaries, and cash flow projections based on actual progress
• Coordinate project closeout and transition to asset, property, and facilities management teams
• Assist with due diligence for new deals, including environmental and geotechnical reviews, public record research, and preliminary pricing analysis
• Ability to travel to project sites as needed
• Flexibility to work extended hours or weekends when required
• Perform other duties as assigned

• Bachelor's degree required
• Civil Engineering background strongly preferred
• 4-6 years of experience in real estate development, ideally with ground-up projects or multi-site retail development
• Strong analytical, problem-solving, and project management skills
• Familiarity with risk assessment in acquisitions, entitlements, and development
• Proficiency in project scheduling tools and MS Office Suite
• Excellent negotiation, communication, and organizational skills
• Ability to thrive in a fast-paced environment and manage multiple projects simultaneously
• Demonstrated integrity, self-motivation, and a track record of success

Knowledge of California environmental approval processes is a plus
