Your Role as Design Associate / BIM Modeler sits at the intersection of creative design and technical execution. They aren't just "drawing" buildings; they are building digital prototypes that contain the DNA of a project. The Design Associate / BIM Modeler is responsible for developing high-quality Building Information Models (BIM) and technical design documentation. You will work closely with Architects and Engineers to translate conceptual sketches into data-rich 3D models, ensuring coordination across all disciplines and adherence to project standards.
Job Responsibility:
Modeling & Documentation: Create and maintain complex 3D models (LOD 200–400) using Revit or ArchiCAD. Generate detailed floor plans, sections, elevations, and construction details.
Design Support: Assist senior designers in the iterative design process, providing 3D visualizations and spatial analysis to test design intent.
Clash Detection: Identify and resolve design conflicts between architectural, structural, and MEP (Mechanical, Electrical, Plumbing) systems before they reach the site.
Family/Object Creation: Develop and manage custom BIM parametric families and libraries to streamline office workflows.
Quality Control: Ensure all models and drawings comply with company BIM standards, local building codes, and project-specific BIM Execution Plans (BEP).
Data Management: Extract schedules (quantities, door/window tags, material take-offs) from the model to assist in cost estimation and procurement.
