Corporate Controller – Newton MA – Affordable Housing. Our team is working with a leading residential real estate developer & manager with a focus on affordable housing looking to hire a Corporate Controller to their growing team. Reporting into the CFO, the Controller will lead financial oversight, structuring, and long- term strategy of an affordable housing real estate platform. This role sits at the intersection of accounting, finance, and capital markets. The role will also focus on transaction structuring, underwriting, & lender interaction.
Job Responsibility:
Oversee real estate accounting for affordable housing assets, ensuring accurate and timely reporting
Manage month-end and year-end close, reconciliations, and audit readiness
Coordinate with external auditors, tax advisors, and consultants
Ensure compliance with affordable housing and subsidy program requirements
Maintain strong internal controls and documentation
Support and/or lead financial analysis related to LIHTC (4% and 9%), bonds, FHA/Fannie Mae products, RAD, HOME, and other layered subsidy structures
Analyze feasibility, funding sources, and long-term financial sustainability of projects
Understand compliance, timing, and execution risks across affordable housing programs
Underwrite and evaluate affordable housing transactions, including: Capital stack design, Debt sizing, Sensitivity and scenario analysis, Risk assessment, Build and maintain financial models (including LIHTC models)
Work directly with banks, investors, agencies, and public finance entities
Understand how lenders and investors evaluate risk and make financing decisions
Support financing negotiations and ongoing lender/investor relationships
Requirements:
7-12 years of experience in a leadership role
Deep exposure to affordable housing and LIHTC structures
Strong financial modeling and underwriting capability
