Our client is a private-equity real estate platform specializing in the acquisition and operation of industrial, flex-industrial, retail, and select multifamily assets across key U.S. markets. Their strategy centers on disciplined, below-replacement-cost acquisitions and operational value creation to deliver consistent, repeatable returns for investors through multiple investment structures. Our client’s operating team oversees property-level functions including leasing, construction management, property operations, tenant relations, and portfolio execution. In this role, you will provide financial leadership that directly supports asset performance and drives strong investor outcomes. This role requires precision, speed, and the ability to manage both high-level strategy and granular workflow execution. Job Responsibility:
Full oversight of Yardi Voyager (GL, AP, AR, job cost, property accounting)
Procure-to-Pay / Bill-to-Pay administration and workflow governance
Investment Accounting Module: capital accounts, allocations, waterfalls, IRR calculations
Investment Manager: investor data integrity, distribution modeling, performance reporting
AppFolio accounting for residential units
Fund accounting, multi-entity consolidations, intercompany transactions
Advanced Excel: dynamic forecasting, macros/VBA, scenario modeling, distribution projections
Budgeting and forecasting at property, project, and fund levels
Actuals vs. pro forma reporting
forward-looking cash and distribution forecasting
Construction draws, reserve draws, job-cost tracking, lien/loan compliance
Insurance tracking, covenant compliance, and PM-to-Fund fee reconciliation/collections
AP workflow leadership: approval chains, controls, audit trails
Management of one internal accounting assistant
Oversight and quality control of third-party accounting servicers who handle day-to-day processing
Requirements:
7–15+ years in real estate private equity, fund accounting, or institutional-level real estate accounting
Mastery of Yardi (all modules above) and AppFolio
Deep fluency in waterfalls, IRR modeling, capital accounts, and multi-tiered distribution structures
High proficiency in Excel (modeling, macros, automation, templates, multi-entity roll-ups)
Capable of managing internal staff and external servicers with high expectations and strict standards
