Job Description:

The Contract Manager will be responsible for overseeing the entire contract lifecycle, focusing on risk mitigation, cost control, and legal compliance across all property development projects, particularly high-rise and complex developments. A deep understanding of the Malaysian construction contract landscape, specifically the PAM (Pertubuhan Akitek Malaysia) contracts, is essential.

Job Responsibility:

  • Contract Drafting and Negotiation: Lead the preparation, negotiation, and finalization of contracts, subcontracts, and consultancy agreements, ensuring all terms and conditions align with corporate objectives and regulatory requirements
  • Risk Management: Proactively identify, analyze, and manage contractual risks throughout the project lifecycle. Provide expert advice to project teams on contract clauses and legal implications to safeguard the company's interests
  • Contract Administration: Oversee all aspects of contract administration, including managing claims, variations, extensions of time (EOT), and payment certifications in accordance with the stipulated PAM contract provisions
  • Value Management: Drive and implement Value Engineering (VE) exercises and feasibility studies at the project inception phase to optimize costs, improve efficiency, and ensure design practicality for both low- and high-rise developments
  • Compliance and Reporting: Ensure strict compliance with all contractual and statutory obligations. Prepare detailed reports on contract status, potential disputes, and financial commitments for senior management review
  • Dispute Resolution: Act as the primary point of contact for contractual disputes and assist in providing necessary documentation and technical support for legal proceedings or arbitration

Requirements:

  • Bachelor's Degree in Quantity Surveying
  • Minimum 3 years of experience as a Contract Manager
  • Minimum 7 years experience of working in property development/ construction
  • Self driven leader with a passion for results
