The Construction Schedule Manager is responsible for building and managing project schedules to assist with the successful completion of construction projects. They will be responsible for all aspects of schedule control, including: building and maintaining a critical path schedule, integration of subcontract input, integration of the construction schedule into Client’s Master Schedule, monthly updates and reporting on schedule status, resource loading and reporting as required, assistance with change control when required, and keeping the Project Manager informed on areas of concern or options for schedule optimization. This position requires the applicant to be familiar with standard concepts, practices, and procedures related to CPM (Critical Path Method) scheduling.
Job Responsibility:
Conduct Pull Planning or other methods of project planning to achieve buy in from all project stakeholders and establish a baseline schedule
Build, manage and update critical path schedules in Primavera and/or Microsoft Project
Facilitate Monthly Schedule Deep Dives for Project Teams to review the most updated forecast schedules and any variances to contract turnover dates
Compile monthly executive schedule summary narratives for projects
Ensure appropriate schedule documentation is included on projects: contract (baseline) schedule, biweekly updates, look ahead schedules for contractors
Provide historical data on schedule durations and sequencing for projects
Maintain schedule logic, manage float and resource loading
Incorporate subcontractor updates and have the ability to integrate the construction schedule into a Client’s Master Schedule
Complete periodic updates to the project schedule and provide analysis to the project team to include: overall comparison to previous update, remaining activities, critical path, 5 week look aheads, areas of concern, and potential mitigation
Provide schedule narratives to team and management on schedule updates
Assist with “what – if” analysis on project schedules with the team when issues or opportunities arise on the job
Assist with change management and perform time impact analysis as needed by keeping the schedule aligned with the current scope of the project and have the ability to compare to the original baseline schedule. Provide appropriate schedule documentation to warrant time extensions to contracts
Perform software training to construction team members
Contributes to team effort by accomplishing related results as needed
Requirements:
5+ years in the construction industry
8+ years in a position where critical path scheduling was an integral part of your responsibilities
Proficient with Microsoft Project and Primavera scheduling software
Ability to build and maintain CPM (Critical Path Method) schedules utilizing input from the project team, subcontractors and Clients
Ability to build out Level 1-5 project schedules from construction drawings
A thorough understanding of schedule logic, float analysis and critical path analysis
Ability to import and export P6 schedules for integration into a Master Schedule
Ability to resource load schedules (both crew make-up and cost)
Create thriving relationships between company, vendors, and clients
Have a strong understanding of general construction and building envelope assemblies
Documentation skills
Ability to read and interpret project documents
Proficient in the use of Microsoft Office, including Microsoft Excel
Have a strong sense of self-motivation and ability to multi-task and effectively manage time
Detail orientation sufficient to organize and manage multiple project tasks
Excellent interpersonal skills, fostering effective communication both verbally and in written form
Nice to have:
An understanding of Earned Value Management and SPI (Schedule Performance Index) is not required but preferred
