Airswift is seeking a Construction Project Manager (Experience in vertical construction) to work on a Permanent position in Nassau/Bahamas with a real estate development and property management company. The Construction Project Manager will lead the execution of the complete lifecycle of development and construction projects, from the pre-construction phase to completion and final delivery. This professional will be responsible for managing schedules, budgets, contractor performance, quality control, compliance with safety standards, and overall project delivery, ensuring that projects are completed on time, on budget, and in accordance with the standards required by the company.
Job Responsibility:
Participate in feasibility reviews, budgeting, and early-stage planning
Review architectural drawings, engineering plans, and specifications
Support permitting, approvals, and regulatory coordination
Develop detailed project schedules and execution strategies
Assist with bid evaluations, contractor selection, and contract negotiations
Manage day-to-day construction activities across assigned projects
Coordinate contractors, subcontractors, consultants, and suppliers
Monitor progress against approved schedules and milestones
Ensure adherence to drawings, specifications, and scope
Identify risks early and implement corrective action plans
Track expenditures against approved budgets
Review contractor payment applications and supporting documentation
Manage change orders, forecasts, and variance reporting
Implement cost-control strategies to protect project profitability
Enforce company quality standards throughout construction
Conduct site inspections and coordinate professional inspections as required
Ensure compliance with building codes, safety regulations, and permitting conditions
Oversee punch-list completion and deficiency resolution
Maintain accurate schedules and progress updates
Provide regular written and verbal reports to senior leadership
Coordinate milestone reviews and readiness for occupancy or turnover
Lead project meetings and maintain clear communication across all parties
Resolve disputes, delays, or performance issues promptly and professionally
Ensure completion of contractual deliverables
Coordinate final inspections, occupancy certificates, and handover documentation
Manage warranty documentation and post-construction follow-up
Requirements:
Proven experience managing mid- to large-scale construction projects
Strong knowledge of construction methods, budgeting, scheduling, and contract administration
Ability to manage multiple projects simultaneously
High level of organization, accountability, and decision-making capability
Strong leadership and communication skills with contractors and consultants
