Upon client acceptance of the Final Budget Estimate, the Project Manager is the primary contact for the project
Consult with the Project Architect on all design issues
Proactively manage the client’s expectations
Keep them well informed of all aspects of the Budget, Schedule, Change Orders, and job progress in advance
Work with Accountant to issue monthly statement
Secure glowing client testimonial at project completion
Send client regular project update with photos
Perform take-offs for all materials before each project
Estimate man-hours
Assist in creating the Preliminary Cost Estimate
Review with Project Architect and Superintendent before disclosure to the client
Create the Final Budget Estimate from hard numbers obtained through the bidding process
Obtain approval of the President, Project Architect and Superintendent before disclosure to the client
Submit Final Budget Estimate to Accounting
Proactively work with Accounting on all project and construction financial matters
Document all changes in work, according to ADC procedures, and obtain written client approval before proceeding with the work
Inform the client about all Change Order procedures and charges in advance
Track expenses and budget to completion of project
Put projects out to bid in a fair and equitable way to all
Obtain complete subcontractor bids prior to the client approving the Final Budget Estimate
Review subcontractor bids for completeness
Create a Project Schedule prior to the start of construction
Schedules include duration, man-hours, subcontractors, suppliers, ordering and delivery dates
Track progress of schedule to completion of project
Responsible to track each project according to the ADC Design Build Guidelines and implement all appropriate ADC procedures
Secure written contracts, including defined scope of work, with trade contractors prior to the start of construction
Ensure that client final selections are complete prior to the start of construction
Order all materials
Coordinate material orders with Superintendent
Ensure delivery to site on schedule
Six weeks prior to client turnover, schedule a 30-day Walk-through with the President, Project Architect, Superintendent and Operations Manager
Notify the Operations Manager when to send the 30-day letter
Two weeks prior to client turnover, conduct a “100% Complete” walk-through with the client, President, Project Architect, Superintendent and Operations Manager
Turn the home over to the client, fully operative, within two weeks of the Client Walk-through
Complete any outstanding tasks within two weeks of Turnover
At project completion, turn in all job-related documents and as-built construction documents to Operations for filing
Requirements:
College degree in construction management, engineering, architecture or related field
Minimum 10 years of experience managing building construction projects
Proficiency in Google Email and Calendar, Co Construct and Box
Ability to work well under pressure and meet deadlines
Excellent organizational, leadership, communication, interpersonal, and analytical skills
Professional Client and Trade / Sub Contractor Relationship Management
Knowledge of construction documents, building technology, building safety protocol and OSHA regulations
Due to the nature of this position, applicants must be located on Maui at the time of application
