Construction Project Manager

• Manage multiple construction projects including renovations, additions, and new build.
• Interpret design documents and validate subcontractor/vendor quotes and proposals.
• Develop/maintain subcontractor and supplier relationships.
• Solicit building permits and/or manage submission process.
• Manage RFI, submittal processes, and project cost control.
• Prepare monthly project billings.
• Manage and track large project budgets through completion, including change orders.
• Communicate effectively with clients and AFS Team.
• Ensure smooth transition from preconstruction to construction teams.
• Foster cooperation from A/E design professionals, clients, subcontractors, vendors, and AFS workforce.
• Ensure smooth project closeout, inspections, and turn-over.

• Ability to manage multiple construction projects at one time. Projects include renovations, additions, and new build.
• Ability to interpret design documents and validate subcontractor / vendor quotes and proposals ensuring adherence to project requirements.
• Develop / maintain subcontractor and supplier relationships.
• Solicit building permits and / or manage the submission process as needed.
• Manage RFI, submittal processes, and project cost control.
• Prepare monthly project billings for assigned projects.
• Understands project costs and capable of managing and tracking large project budgets through completion. This includes change orders with a focus on profitability and loss control.
• Communicate effectively with clients and AFS Team.
• Understands importance of smooth transition from preconstruction to construction teams.
• Fosters cooperation from A/E design professionals, clients, subcontractors, vendors, and AFS own workforce.

• Minimum 15 years project management experience or equivalent
• Strong proficiency in Bluebeam/Adobe, MS Office Suite (Word, Excel, Project), CMIC, Procore, or similar construction software a plus.
