The Maintenance Technician is responsible for the upkeep and safe operation of a high-rise condominium building. This includes performing routine and emergency maintenance, repairs, and inspections of building systems and common areas. The technician ensures that the property remains in excellent condition for residents and complies with safety standards.
Job Responsibility:
Perform preventive maintenance on building systems (HVAC, plumbing, electrical, elevators, fire safety)
Complete general repairs: drywall, painting, minor carpentry, basic plumbing/electrical
Maintain common areas: lobbies, hallways, rooftop amenities, fitness centers, and parking garages
Respond to resident service requests and complete work orders with professionalism
Monitor and maintain building access systems, lighting, and security features
Assist with seasonal tasks (e.g., snow removal, HVAC filter changes)
Document work with before/after photos, notes, and expense tracking
Participate in on-call rotation
Operate and maintain tools and equipment safely and efficiently
Requirements:
Own basic tools (drill, saw, screwdrivers, level, hammer)
Comfortable working on ladders (up to 2 stories)
Proficient with smartphones and email for communication and reporting
Ability to work independently and manage time effectively
Knowledge of OSHA safety standards and local building codes
Strong communication and customer service skills
High School Diploma or GED required
1–3 years of experience in building maintenance or a related field
