Job Description:

In the role of Sales Manager, you are responsible to achieve revenue goals through lead generation and conversion activities that include developing and maintaining relationships, partnering with General Managers/Executive Directors and the community team, and cultivating a deep knowledge of the customer and the local market.

Job Responsibility:

  • Achieve revenue goals through lead generation and conversion activities
  • Manage all aspects of lead generation, including generation, cultivation, and maintenance of external professional relationships with local influencers
  • Partner with the General Manager/Executive Director and Divisional sales team to develop and implement a sales and marketing plan
  • Review and analyze available sales data for the community and the market and use this data to create goals and action plans
  • Meet established targets for lead and lease conversion as defined in the sales and marketing business plan
  • Work with paid referral partners, such as A Place for Mom, to develop and convert leads
  • Respond to all potential leads with timely follow-up and ensure the CRM system is up to date
  • Respond to telephone inquiries and conduct walk-in and scheduled tours
  • Work with General Manager/Executive Director to facilitate training and coaching for community staff
  • Make outbound sales calls to potential leads
  • Promote and facilitate on and off-site events that drive lead generation and community tours
  • Manage the community marketing budget and maintain promotional branded material inventory
  • Collaborate to develop and maintain an effective internal referral program with residents
  • Support in ensuring that the community is staged, marketable and aligned with Company standards
  • Manage and update CRM system
  • Negotiate incentives and terms of rental agreement
  • Visit competitors on a regular cadence

Requirements:

  • Bachelor’s degree in related field or equivalent experience preferred
  • Two (2) years of direct sales experience with a proven track record of setting goals and achieving results
  • Skilled at creating relationships through various methods of communication including telephone, face to face, networking events, and on-site lead generation events
  • Exceptional persuasive problem-solving skills
  • Demonstrated ability to work under pressure with high demand for results
  • Ability to travel within the local market to attend various events for the purpose of developing lead generation
  • Proficient with CRM tracking systems and Microsoft Office Suite
  • Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle)
  • Must possess valid driver’s license

  • Training consultants on “The SPF Way” of selling, closing, and negotiating Ride-alongs in each territory
  • Education on how to set up the installation teams for success
  • Keep Outside Sales Consultants up to date on all internal changes
  • Motivate & hold OSTs accountable for capturing sales opportunities through networking, strategic business partnerships, business-to-business and client relationships, and targeted neighborhood canvassing
