Job Description

The Commercial Real Estate Specialist will lead real estate renewals as well as manage all aspects of real estate activities including but not limited to negotiating contract terms, interpreting contractual requirements, and landlord relations. This role is ideal for candidates with a proven track record of negotiating and interpreting lease agreements and will play a vital role in advancing the company’s interests in its commercial real estate portfolio, working in close partnership with the Director of Real Estate.

Job Responsibility

  • Negotiate and draft leases, amendments, renewals, and similar contracts and projects to secure favorable outcomes
  • Maintain accountability for lease life cycles with a focus on the lease renewal process of over 250 leased locations
  • Manage lease-related projects related to site approvals, new store openings, lease renewals, defaults, reimbursements and other projects
  • Liaison between Landlords and various internal departments such as Real Estate, Construction, Operations, Accounting
  • Research and enforce lease obligations (R&M, Notices, Consents, Compliance)
  • Consult with accounting, overseeing lease payment accuracy
  • Spearhead conversations with City officials for planning and permitting various real estate & construction related projects
  • Stay current on market trends and developments affecting commercial leasing and valuations
  • Perform other related duties and special projects as assigned

Requirements

  • Bachelor’s degree in business, business law, or a related field of study and/or Paralegal certification
  • Minimum seven years of experience in contract negotiations, drafting and analysis, particularly commercial leasing preferred
  • Advanced knowledge of contract laws
  • Exceptional communication, drafting and interpretation skills
  • Ability to manage multiple priorities in a dynamic business environment
  • Demonstrated organizational skills and attention to detail
  • Motivated, analytical thinker, team player, customer-focused, business minded
  • Understanding of financials, including P&L statements and cost & expense reconciliations
  • Strong software skills including Microsoft Office: Word, Excel, PowerPoint
  • Minimal travel as required
  • Standing, walking, lifting (up to 25 lbs.) and climbing
