Job Description

Our client, a large and well-established organization in Central San Diego, is seeking an experienced Property Manager to join their team on a contract-to-hire basis. This individual will be responsible for overseeing a portfolio of commercial properties, ensuring operational excellence, tenant satisfaction, financial performance, and compliance with company standards. The ideal candidate will possess strong commercial property management experience, advanced CAM reconciliation knowledge, and the ability to manage multiple buildings within a fast-paced, high-touch environment. This role requires exceptional communication, organization, and relationship management skills to support a diverse tenant base and internal stakeholders.

Job Responsibility

  • Manage day-to-day operations of multiple commercial properties within a large portfolio
  • Serve as the primary point of contact for tenants, vendors, contractors, and internal departments
  • Conduct regular property inspections to ensure buildings, common areas, and grounds are maintained to company standards
  • Coordinate maintenance, repairs, capital improvement projects, and vendor services
  • Ensure compliance with local, state, and federal regulations as well as company policies and procedures
  • Respond promptly and professionally to tenant requests, concerns, and service issues
  • Develop and maintain strong relationships with tenants through proactive communication and exceptional customer service
  • Coordinate tenant move-ins, move-outs, expansions, and renewals
  • Address tenant concerns and facilitate timely resolution of issues
  • Support lease administration and ensure compliance with lease obligations
  • Prepare and manage annual operating budgets for assigned properties
  • Monitor financial performance and identify opportunities for cost savings and operational efficiencies
  • Review and approve invoices, vendor contracts, and service agreements
  • Analyze monthly financial reports, variance reports, and property performance metrics
  • Assist with forecasting and annual planning processes
  • Perform annual Common Area Maintenance (CAM) reconciliations and tenant billings
  • Review lease agreements to ensure accurate interpretation and execution of lease terms
  • Coordinate tenant expense recoveries and operating expense allocations
  • Partner with accounting teams to ensure accurate financial reporting and reconciliation processes
  • Resolve CAM-related inquiries and disputes professionally and efficiently
  • Source, negotiate, and manage third-party vendors and service providers
  • Oversee contract compliance and vendor performance
  • Coordinate building improvement projects, renovations, and tenant improvements
  • Ensure projects are completed on schedule, within budget, and in compliance with company standards

Requirements

  • Minimum 4+ years of commercial property management experience
  • Proven experience managing multiple commercial properties and/or large commercial portfolios
  • Strong CAM reconciliation experience required
  • Experience overseeing high-touch tenant relationships and stakeholder communications
  • Background managing office, industrial, mixed-use, retail, or institutional properties preferred
  • Experience working within a large organization or complex portfolio environment
  • Strong understanding of commercial leases, property operations, and building systems
  • Advanced financial acumen including budgeting, forecasting, variance analysis, and expense management
  • Excellent organizational and project management skills
  • Ability to prioritize multiple responsibilities and deadlines simultaneously
  • Strong negotiation and vendor management experience
  • Exceptional verbal and written communication skills
  • Proficiency with property management software and Microsoft Office Suite, particularly Excel

Nice to have

  • Bachelor's degree in Business Administration, Real Estate, Finance, or related field
  • CPM, RPA, or other industry certifications preferred
  • Experience with Yardi, MRI, or similar property management systems
