Randstad is partnering with a highly respected client specialising in luxury apartment developments with a proven track record of delivering residential and mixed-use developments. With a strong pipeline of projects underway, they are seeking an experienced Commercial Manager to lead the commercial function across their Brisbane operations. Reporting to senior leadership, you will take ownership of the commercial performance of multiple large-scale apartment developments. You will provide strategic commercial leadership across procurement, contract management, cost control, risk management, and financial reporting while leading a team of Contracts Managers and Contract Administrators.

Job Responsibility

  • Lead the commercial delivery of multiple residential apartment developments, ensuring strong financial and contractual outcomes
  • Drive procurement strategies, contract negotiations, subcontractor management, and risk mitigation initiatives
  • Manage project budgets, forecasting, cost reporting, claims, variations, and overall commercial performance
  • Provide leadership and mentorship to commercial team members, fostering a culture of accountability and excellence
  • Partner with project teams, consultants, and stakeholders to support successful project delivery and business objectives

Requirements

  • Extensive experience in a Commercial Manager role within the construction industry
  • Proven success delivering large-scale residential apartment, high-rise, or mixed-use developments
  • Strong knowledge of construction contracts, procurement, commercial risk, and contract administration
  • Demonstrated experience managing multi million dollar project budgets and commercial teams
  • Degree qualified in Construction Management, Quantity Surveying, Commerce, or equivalent experience
  • Excellent leadership, negotiation, and stakeholder management skills
  • Bachelor's degree in Construction Management
  • Quantity Surveying
  • Civil Engineering
  • or related field (Master's preferred)
  • 5-10 years of experience in a commercial or contracts manager role
