The Maintenance Technician II (GMT / Plumber / Dock Technician) performs preventive maintenance, troubleshooting, and repairs on commercial and industrial facility equipment in a safe, efficient, and professional manner. This role requires strong communication skills, attention to detail, and the ability to work independently while collaborating with the facilities maintenance team. Technicians in this role follow a “flow-to-the-work” approach, supporting multiple maintenance functions including building systems, plumbing, HVAC, electrical components, and dock equipment. The ideal candidate demonstrates strong ownership of assigned tasks and maintains high standards of safety, quality, and operational performance.
Job Responsibility:
Follow all company safety policies and OSHA regulations, including lockout/tagout procedures
Maintain safe work practices while performing maintenance activities
Conduct routine shift rounds to inspect facility systems and equipment
Monitor operating conditions including speed, pressure, vibration, and vacuum levels
Identify and document potential equipment issues and performance concerns
Perform maintenance, troubleshooting, and repair work on facility systems including: Building Systems, HVAC systems, Fire life safety systems, Plumbing and electrical systems
Electrical Equipment: Transformers, Motors and motor starters, MCC panels and circuits, Variable frequency drives (VFDs), Electrical wiring and cables
Dock Equipment: Overhead doors, Dock levelers, Dock locks and dock seals, Automatic and commercial dock doors
Facility Maintenance: Lighting systems (interior/exterior, emergency lighting, exit lighting), Parking lot and building lighting, Electrical outlets and photoelectric controls
Mechanical and Plumbing Work: Repair pumps, valves, and steam traps, Service pneumatic and electrical solenoid devices, Repair plumbing leaks, clogs, piping, drains, and sinks, Perform minor carpentry and facility repairs, including painting
Document work activities in the Computerized Maintenance Management System (CMMS)
Order parts and manage purchase orders
Coordinate with vendors and subcontractors
Participate in job and project meetings
Communicate clearly with coworkers and client personnel regarding work status and timelines
Provide updates on maintenance requests and expected completion dates
Assist with maintenance projects and coordinate work performed by subcontractors
Perform other responsibilities as assigned by the Site Manager
Requirements:
High school diploma or equivalent required
Trade school training or relevant technical education preferred
Minimum 4 years of maintenance experience involving mechanical, electrical, plumbing, or carpentry work
Experience in commercial or industrial facility maintenance preferred
At least 1 year of experience servicing dock equipment, including: Dock levelers, Dock locks, Overhead doors, Automatic doors
Experience with plumbing service or remodeling work
Valid Driver’s License
Forklift Operator Certification
JLG / Aerial Lift Certification
Use of hand tools and power tools
Ability to disassemble and reassemble building equipment, including pumps, fans, fixtures, and HVAC components
General plumbing, electrical, and carpentry capabilities
Knowledge of building systems including HVAC, electrical distribution, plumbing, and life safety systems
Operation of forklifts, scissor lifts, and aerial lifts
Ability to use computers, tablets, and mobile devices
Experience with work order systems, CMMS platforms, and building automation systems
Ability to interpret written instructions, diagrams, safety rules, and maintenance manuals
Capable of preparing routine reports and correspondence
Working knowledge of Microsoft Word and email communication
Ability to communicate effectively with customers, team members, and management
Ability to troubleshoot equipment issues and diagnose system malfunctions
Ability to work with dynamic priorities and changing workloads
Strong initiative to remain productive during downtime and complete work efficiently
Ability to calculate percentages, area, volume, and other basic mathematical measurements
Working knowledge of basic algebra and geometry concepts
Ability to work in a dynamic industrial environment
May occasionally support non-standard schedules or weekend work
Ability to adapt to changing priorities and customer needs while maintaining high quality standards
