Job Description:

Industrious is partnering with Kato International to make Tower 49 the first Class A office building with true flexibility and hospitality at its core in Midtown, NYC, and this role will play a central role in bringing it to life. This role is the conductor responsible for working closely with the Kato team to define the overall strategy for the building, bring together all of the right people from within the Industrious, Kato, and external partners to collaborate, and make sure our execution is on point.

Job Responsibility:

  • Write the strategic plan for the building
  • Sequence the pieces across design & architecture, construction, marketing, sales, operations, and accounting
  • Anticipate issues before they become problems
  • Reflect on learnings
  • Facilitate a stand-up of all of the functions working on ongoing projects
  • Meet with the Industrious sales team, our broker partners and the Kato team to review trends
  • Work with our accounting team and the Kato team to make sure we have an accurate read on the numbers
  • Spend time with the leaders of the coworking floors and the conference center to identify ways we could work better together
  • Synthesize a questions and issue list from all activities happening in the building
  • Walk the building as part of your daily rounds to check how the building feels, how construction is coming along on our newest floors, and what would improve our members’, guests’, and tenants’ experience even more

Requirements:

  • P&L Management experience in Commercial Real Estate/Hospitality: You've held direct P&L responsibility (budgeting, forecasting, cost control, and revenue optimization) for a significant operating asset, ideally a Class A commercial office building, a large mixed-use property, or a high-end hotel
  • Tenant/Guest Experience and Operations Leadership: You have a demonstrated track record of leading multi-functional teams (including property management, engineering, security, and guest services) to deliver a premium, hospitality-first experience for tenants, members, or guests
  • Capital and Operational Project Oversight: Experience successfully managing major capital improvement projects (e.g., lobby renovations, amenity build-outs, system upgrades) from design through execution and stabilization, ensuring minimal disruption to ongoing operations
  • Complex Stakeholder Management (Owner/Operator): Proven ability to build and maintain high-trust, collaborative working relationships with building ownership (like the Kato team), major tenants, and external broker partners to align on asset strategy and financial goals
