Job Description:

The Chief Operating Officer (COO) is a high-impact executive responsible for overseeing the end-to-end operational lifecycle of our property development portfolio. This role bridges the gap between high-level vision and tactical execution, ensuring that projects and property development arm attain the highest quality standards. The ideal candidate is a seasoned leader who can navigate the complexities of real estate markets, manage multidisciplinary teams, and optimize organizational workflows to drive sustainable growth.

Job Responsibility:

  • Translate the CEO's strategic vision into actionable operational plans and Key Performance Indicators (KPIs)
  • Design and implement scalable business processes to improve efficiency across the development, sales, and management divisions
  • Lead and mentor department heads, fostering a culture of accountability, excellence, and collaboration
  • Oversee the execution of all development projects, ensuring rigorous adherence to timelines and quality benchmarks
  • Manage the Project Management Office (PMO) to track progress, identify bottlenecks, and implement corrective measures
  • Appointment of appropriate & suitable project staff
  • Collaborate with the CFO to manage project budgets, cash flow projections, and capital allocation
  • Review feasibility studies and financial models to ensure all developments meet the company's internal rate of return (IRR) targets
  • Identify and mitigate operational risks, including regulatory changes, supply chain disruptions, and market volatility
  • Maintain high-level relationships with joint venture partners, institutional investors, and government authorities
  • Negotiate and manage contracts with Tier-1 contractors, architects, and consultants
  • Ensure all developments comply with local zoning laws, environmental regulations, and safety standards

Requirements:

  • Experience: 12+ years of progressive leadership in property development or real estate
  • Education: Bachelor's degree in Real Estate, Architecture, Civil Engineering, or Business Administration. An MBA or advanced degree is highly preferred
  • Technical Savvy: Deep understanding of construction cycles, land entitlement processes, and real estate finance
  • Soft Skills: Exceptional negotiation skills, emotional intelligence, and the ability to solve complex problems under pressure
  • Industry Knowledge: Proven track record of delivering large-scale residential, commercial, or mixed-use projects
