Evaluate existing property development models to identify operational strengths, vulnerabilities, and industry sensitivities within shifting economic environments
Identify and generate direct and indirect investment leads. Look beyond raw land to source high-potential joint ventures (JVs), corporate acquisitions, and operating platforms
Perform advanced financial feasibility studies, build complex sensitivity analyses across property cycles, and draft comprehensive investment/board papers
Oversee the adoption of AI tools within the Business Development function (e.g., AI-driven market intelligence, automated deal screening) and champion digital workflows across financial modelling teams
Ensure strict adherence to domestic and international business laws, as well as Quality, Safety & Health, and Environmental (QSHE) guidelines, heavily factoring ESG risk assessments into asset acquisitions
Requirements
A professional qualification or Bachelor’s degree in Finance, Economics, Property/Real Estate, Land Economics, or a related discipline
Minimum 8 years of progressive, proven experience in land acquisitions, joint ventures, and business development specifically within the property development sector
Highly proficient in building dynamic real estate models, including cash flow projections, GDV/TDC calculations, and long-term business plans
Deep familiarity with Malaysian land laws, zoning guidelines, and state-level authority submission processes (planning permissions, land conversions, etc.)
