Job Responsibility

  • Evaluate existing property development models to identify operational strengths, vulnerabilities, and industry sensitivities within shifting economic environments
  • Identify and generate direct and indirect investment leads. Look beyond raw land to source high-potential joint ventures (JVs), corporate acquisitions, and operating platforms
  • Perform advanced financial feasibility studies, build complex sensitivity analyses across property cycles, and draft comprehensive investment/board papers
  • Oversee the adoption of AI tools within the Business Development function (e.g., AI-driven market intelligence, automated deal screening) and champion digital workflows across financial modelling teams
  • Ensure strict adherence to domestic and international business laws, as well as Quality, Safety & Health, and Environmental (QSHE) guidelines, heavily factoring ESG risk assessments into asset acquisitions

Requirements

  • A professional qualification or Bachelor’s degree in Finance, Economics, Property/Real Estate, Land Economics, or a related discipline
  • Minimum 8 years of progressive, proven experience in land acquisitions, joint ventures, and business development specifically within the property development sector
  • Highly proficient in building dynamic real estate models, including cash flow projections, GDV/TDC calculations, and long-term business plans
  • Deep familiarity with Malaysian land laws, zoning guidelines, and state-level authority submission processes (planning permissions, land conversions, etc.)
