Contribute to land acquisition strategy of the Group and lead the identification and acquisition of clear title lands in south India with primary focus on Bangalore, Chennai, Hyderabad and Kerala for RE development business.

Job Responsibility:

  • Develop a sound understanding & keep abreast of the regional / national markets and industry trends
  • Provide inputs to the Top Management on the land acquisition strategy & feasibility of land use (Sale / Joint Development / Lease etc)
  • Build and maintain close networks within the developer and investor community with Property Consultants, Lawyers, Architects, Government Authorities, Builders, Agents, Landlords etc.
  • Keep track of developments and trends impacting Group’s interests and advise management on growth prospects
  • Monitor the business environment, identify investment opportunities and provide functional guidance to ensure standardization of Business Development practices across the Organization
  • Identify land banks across focus markets and evaluate their feasibility for acquisition/JD
  • Build a business case with development potential and recommend to management
  • Liaise and coordinate with other stakeholders to gain a thorough understanding of development potential on the target land along with financial feasibility aspects
  • Build relationships with Property Consultants / Agents to acquire business leads and secure sufficient lead time to make acquisition decisions
  • Work closely with the Legal Department to ensure comprehensive due diligence and vetting of land documents / MOUs and addressing litigation issues with Landowners
  • Work closely with the Liaison Department for obtaining approvals, clearances and licenses from the Government and Regulatory Authorities
  • Conduct property inspections to identify areas of ambiguity and issues based on existing checklists
  • Review and update the checklist based on industry trends and best practices
  • Provide periodic updates & reports on the deal pipeline to the Management
  • Negotiate rates and payment terms with landowners
  • Drive maximization of returns within the given outlay for land acquisition
  • Develop the Department budget & targets and ensure adherence to the same
  • Actively participate in recruitment & development of the team
  • Conduct team reviews and developmental plans and emphasize succession planning
  • Encourage innovation and foster the environment of learning

Requirements:

  • Knowledge of Real Estate Industry & land related by-laws
  • Knowledge of regulatory framework & approval process
  • Financial acumen with knowledge of Tools and related software
  • Good understanding of financial structuring & modelling aspects
  • Excellent communication, collaboration & leadership skills
  • Passion to excel and zeal of an entrepreneur
  • Postgraduate/Graduate with 25+ years of proven experience in BD & land acquisition
  • Should have experience in Acquisition of large-scale projects of all asset classes
