Summit Skilled Solutions is seeking an experienced Building Maintenance Technician to support operations at a high-tech client facility in Wilton, CT. This role is responsible for performing preventive maintenance (PM), troubleshooting, and repairs across a wide range of building systems and equipment. The position is cross-trained and follows a workflow-based maintenance model to ensure efficient, high-quality service delivery.
Job Responsibility:
Perform preventive maintenance on facility equipment in accordance with written procedures, including measuring wear, replacing expendable components (belts, hoses, fluids, filters, etc.), and inspecting operating characteristics such as pressure, speed, vibration, and vacuum
Analyze PM findings and recommend updates or improvements to PM procedures
Accurately document PM activities and completed work orders within the CMMS
Complete corrective maintenance and repairs on HVAC, mechanical, electrical, plumbing, and other assigned systems
Perform general building repairs, including patching and painting walls, doors, floors, and other finishes
Diagnose and repair plumbing systems, including leaks, stoppages, sinks, piping, valves, and drains
Maintain and repair electrical systems, including lighting, controls, and electrical distribution
Replace lighting components, ceiling tiles, and ceiling grid throughout the facility
Conduct scheduled shift rounds using checklists to document system performance (modes of operation, pressures, temperatures, RPMs, etc.)
Communicate effectively with the customer and site leadership regarding work scope, parts requirements, and potential schedule delays
Troubleshoot and repair equipment such as transformers, motors, motor starters, MCC panels, MCC circuits, variable frequency drives, and lighting fixtures
Maintain building and site lighting systems, including task lighting, parking lot lighting, emergency/exit lights, 120-volt outlets, photoelectric sensors, and EMS-controlled lighting contactors
Perform preventive maintenance and repairs on dock equipment, including overhead doors, dock levelers, dock locks, and dock seals
Maintain a clean, organized, and safe work area while adhering to company and customer safety policies and procedures
Requirements:
Minimum of 5–7 years of mechanical experience, including HVAC, mechanical, electrical, plumbing, and carpentry
or an equivalent combination of education, training, and experience
3–5 years of facility or building maintenance experience
Valid driver’s license
Ability to read and understand operating and maintenance instructions, procedures, and memos
Ability to prepare routine reports and documentation
Strong communication skills with the ability to present information clearly in one-on-one and small group settings
