The Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Partners with Team Members and Mobile Engineers in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including HVAC units, Boilers, Cooling Towers, walls and flooring, installed fixtures, roofing systems, lighting, etc.
Job Responsibility:
Inspect, test, and maintain fire alarm systems, smoke detectors, and heat detectors
Perform monthly, quarterly, and annual fire pump testing and maintenance
Inspect and test fire sprinkler systems, including wet, dry, and pre-action systems
Maintain emergency lighting systems, exit signs, and egress pathway illumination
Test and inspect fire dampers, smoke dampers, and fire doors for proper operation
Conduct fire extinguisher inspections and coordinate recharging services
Perform backflow prevention testing on fire protection water supplies
Document all fire and life safety testing in compliance with NFPA standards and local codes
Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components
Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations
General maintenance and repair duties for interior spaces
Assist the operations team in the maintenance and repair of building and equipment and/or as directed
Moves office furniture, machinery, equipment and other materials as requested
Replace lighting and ballasts
Clean HVAC coils, change filters and belts
Maintain compliance with State, County, or City Ordinances, Codes, or Laws
Utilize CMMS systems such as Corrigo for all work performed and update work orders in real time
All other duties and tasks assigned
Requirements:
High school diploma or equivalent
Minimum of 5+ years of applicable working experience in general building repair and maintenance, fire life safety systems, basic plumbing, and basic electrical
NICET certification in fire protection systems preferred
Knowledge of NFPA codes and standards (NFPA 25, 72, 101, etc.)
Backflow prevention certification preferred
Experience with fire pump operations and maintenance
Licenses as required by authority having jurisdiction
Must be able to lift up to 80 lbs and climb up to 30 ft ladders
Position requires frequent climbing, bending, kneeling, lifting, and driving
