You will work as part of a JLL engineering and facilities management team at a leading technology client facility managed by JLL. We are currently looking to hire a Lead Building Engineer - Central Plant & HVAC to join our team.
Job Responsibility:
Maintain and update current CMMS information for all building operating systems
Maintain the various building systems, including but not limited to HVAC, Electrical, Plumbing and Fire Life Safety
Execute the preventive maintenance services of various building operating systems and equipment
performing and/or delegating tasks accordingly
Respond to online service requests, ensuring that work is performed professionally, efficiently and with minimum amount of disruption to the client
Respond effectively to emergencies and support after-hours building related activity as requested
Assist with installations of new and/or replacement equipment as required
Review the quality and pricing of work performed by outside contractors
Maintain a detailed inventory of parts and equipment, submitting replacement requests as necessary
Assist the Lead Engineer, Chief Engineer and/or Site Manager with operational recommendations such as Operating Expense Projects and process improvements
Interact with external and internal customers with a positive demeanor and focus on customer satisfaction
Maintain compliance to Federal, State, County and City Ordinances Codes and Laws where applicable
Maintain and implement compliance with the JLL “Engineering Services Compliance Program”
Attend training seminars on and off site
Operate, maintain, and repair large-tonnage, screw, and/or scroll chillers and associated systems
Perform routine and preventative maintenance on, condenser water pumps, chilled water pumps, heat exchangers, and variable frequency drives (VFDs)
Troubleshoot complex hydronic systems, diagnosing issues related to flow, pressure, and temperature differentials (ΔT)
Monitor and maintain proper water chemistry in both open-loop and closed-loop systems in coordination with our water treatment vendor
Conduct major and minor repairs, including compressor overhauls, tube cleaning, refrigerant leak detection and repair, and component replacement
Maintain meticulous logs of equipment performance, refrigerant usage (per EPA guidelines), and maintenance activities
Operate, maintain, and repair high-efficiency hot water boilers
Perform combustion analysis using a flue gas analyzer and make necessary adjustments to optimize efficiency and ensure safe operation
Inspect, test, and repair boiler safety devices, including pressure relief valves, low water cutoffs, and flame sensors
Troubleshoot and service associated heating equipment, such as pumps, expansion tanks, air separators, and steam traps
Utilize the BMS as a primary tool for monitoring, diagnosing, and controlling overall HVAC system performance
Analyze trends, alarms, and setpoints to identify inefficiencies and potential equipment failures before they occur
Troubleshoot control-related problems from the front-end interface down to end devices like sensors, actuators, and valves
Perform point-to-point verification and assist with functional performance testing of control sequences
Provide feedback and recommendations for optimizing control strategies to improve energy efficiency and system stability
Requirements:
High school diploma or GED
Universal CFC certification
5 years experience in electrical, HVAC trade, including rooftop units and backup systems (generator and UPS)
Proficiency in a range of information technology tools and platforms
Strong customer service orientation
Excellent verbal and written communication skills
