The Building Contracts & Asset Manager plays a critical role in ensuring Council’s building assets are safe, compliant, and strategically managed for the future. You will lead the development and delivery of asset management plans, lifecycle strategies, and capital programmes that support long-term resilience, value for money, and community outcomes. In this role, you will also oversee building compliance, contract performance, and maintenance delivery across a diverse portfolio of assets. A strong focus of this position is building capability within the team coaching, mentoring, and leading by example while strengthening the use of digital systems and data to improve asset insight, planning, and performance.
Job Responsibility:
Lead the development and delivery of building asset management plans, lifecycle strategies, and capital programmes
Oversee building compliance, ensuring assets meet all legislative and regulatory requirements through robust systems and reporting
Manage procurement and performance of maintenance and compliance contracts to ensure quality, value, and accountability
Strengthen the use of digital asset management systems and data to improve decision-making and transparency
Provide technical leadership and trusted advice to support strategic planning, risk management, and asset optimisation
Build strong relationships across internal teams, contractors, and stakeholders to deliver consistent and effective outcomes
Requirements:
Experienced in building asset management, facilities, engineering, property, or a related technical discipline
Proven background in contract management, procurement, and delivery oversight in complex or multi-asset environments
Strong leadership capability with a natural focus on mentoring, coaching, and developing others
Confident working within NZ building legislation and compliance frameworks (including the Building Act and HSW Act)
Skilled in asset planning, lifecycle management, reporting, and financial oversight (budgeting, forecasting, risk)
Comfortable using digital systems and asset data to improve performance, insight, and continuous improvement
