Our client, Building Futures Ltd, is a growing property investment and development business focused on transforming tired and underutilised properties into high-quality homes across Dublin. Built around a strong entrepreneurial mindset and ambitious growth plans, the business combines investment, refurbishment and operational delivery within a fast-paced environment. They are now seeking a detail-oriented and commercially aware Bookkeeper to support the day-to-day finance operation across a growing portfolio of property entities and projects. This is a hands-on role offering broad exposure across bookkeeping, project cost tracking, cashflow reporting and property finance, with genuine opportunity to grow alongside the business.
Job Responsibility
Maintaining accurate financial records across multiple entities and SPVs
Processing purchase invoices, sales invoices and credit notes
Completing bank, credit card and intercompany reconciliations
Managing accounts payable and receivable ledgers
Recording and tracking rental income across the property portfolio
Monitoring refurbishment and renovation costs by project
Maintaining acquisition, disposal and fixed asset records
Preparing VAT returns and supporting compliance activity
Supporting payroll processing and employee expenses
Assisting with monthly management accounts and reporting
Producing cashflow reports and supporting forecasting activity
Supporting the Finance Director with ad hoc reporting and analysis
Liaising with external accountants, solicitors and other stakeholders
Supporting process improvements and finance administration across the business
Requirements
2–3 years’ bookkeeping experience within an SME or owner-managed business
Strong double-entry bookkeeping knowledge
Experience using Xero, Sage or similar accounting systems
Strong Excel / spreadsheet capability
High attention to detail and strong organisational skills
Comfortable working within a fast-paced and evolving business
Confident communicator with a proactive approach
Property, construction or real estate sector experience preferred
Positive, resilient and commercially minded mindset
Nice to have
Experience with SPV or holding company structures
Exposure to project costing or refurbishment accounting
AAT qualified or studying towards ACCA / CPA Ireland
Understanding of Irish VAT or property-related finance processes
