This position oversees and monitors the operation of critical building systems including refrigeration, emergency backup systems, boilers, and related mechanical/electrical equipment. The role requires analyzing system operations, troubleshooting problems, performing preventive maintenance, and making adjustments to ensure proper equipment function. The position involves working rotating shifts and requires the ability to work independently while maintaining accurate documentation and communication with supervisors.
Job Responsibility:
Perform annual and semi-annual preventive maintenance and repair service work on industrial boiler systems, including steam and hot water boilers, feedwater systems, and associated pumps and controls
Conduct scheduled preventive maintenance and repair services on boiler auxiliary equipment including combustion air systems, fuel delivery systems, water treatment equipment, and safety instrumentation
Possess hands on skills and knowledge to complete required repairs and maintenance on a variety of chiller manufacturers, air compressor manufactures, cooling towers, pumps, motors using industry standard tools and in accordance with all codes, laws, and regulations
Performing preventive maintenance on all base building and critical system equipment with minimal disruption, including assembling tools, completing work, and documenting all activities
Assisting other mechanics and operators with major repairs and maintenance of building systems and equipment
Keeping detailed logs, documenting equipment repairs, closing work orders, and providing timely communication to Chief Engineer or Supervisor
Identifying, utilizing, and operating tools and equipment associated with mechanical systems while completing Job Hazard Analysis and work permits
Working in confined spaces, elevated areas, and wearing various personal protective equipment including respirators, safety harnesses, and chemical protective clothing
Ordering materials, maintaining compliance with safety regulations, and ensuring proper storage and disposal of hazardous materials
Requirements:
High school diploma or equivalent
Minimum of two years of related trade schooling or two years of work involving chillers and boilers
Knowledge of OSHA standards and local codes
Proficient with computer-based systems and programs, including Microsoft Office and Outlook
Skilled and physically able to operate electric hand tools, work on ladders, and operate required equipment
Ability to operate a motor vehicle
Must demonstrate ability to comprehend and recognize all job-related work permits and complete Job Hazard Analysis
Capability to work independently with minimal supervision while maintaining safety compliance
Nice to have:
Minimum of two years of related trade schooling or two years of work experience involving chillers and boilers
Knowledge of OSHA standards and local building codes
Experience working in customer service environment and interacting with clients
Strong interpersonal skills and ability to work effectively as a team player
Conflict resolution skills for handling workplace challenges
Basic knowledge of hazardous materials storage, usage, and disposal procedures
Familiarity with State, County, or City ordinances, codes, and laws related to building operations
