Job Description:

BOC Specialist will be primarily responsible for monitoring and operating the Building Automation System and sometimes answering the Service Desk phone and creating work orders in the site work order system.

Job Responsibility:

  • Monitor and operate the Building Automation System
  • Answer the Service Desk phone and create work orders
  • Apply adjustments in the Building Automation System in response to tenant calls, work orders, alarms
  • Work with call center to log and identify problem areas
  • Assist other trades in the field in active troubleshooting of systems
  • Monitor system for alarms, provide reports and perform triage on system messages
  • Monitor controlled systems for performance and problems
  • Back up application software and check network integrity of control devices
  • Debug and simulate programs, check calibration of hardware/software devices, configure parameters and test control components and software
  • Perform function check of all control systems and document results
  • Set up alarms for optimal efficiency and response
  • Respond to service calls by determining the problem, identifying the cause, and implementing a solution
  • Work with the customer to recommend and adjust a maintenance program for their system
  • Identify and implement long term service strategies
  • Perform all work in accordance with contract documents and applicable company standards
  • Perform work to meet required response times and facilitate others to meet response times
  • Develop and maintain procedures and check lists for service calls, system routine maintenance and commissioning tasks
  • Keep Client/Call center informed of questions, progress, information needs, and discrepancies
  • Initiate follow up action to secure needed responses in a timely manner
  • Use real time judgement to escalate building issues to the proper entities

Requirements:

  • High school diploma or GED with at least 10+ years of progressive experience
  • Vocational school or associate degree in a technical trade preferred
  • Ability to obtain & maintain HSPD & Secret clearance (U.S. Citizenship required)
  • Three years BAS monitoring and DDC controls experience within the building controls industry
  • Ability to operate a Windows PC
  • Ability to read and interpret technical documentation
  • Ability to troubleshoot basic communications wiring, control logic wiring and end devices
  • Knowledge of building mechanical and electrical equipment functions, HVAC systems control applications, and relevant hardware and software
  • Knowledge of commonly used networks and network topologies
  • Ability to work at a computer terminal with mouse and keyboard for extended periods
  • Good customer communication skills
  • Ability to lift, carry, and move objects weighing up to 50 pounds on a regular basis
  • Ability to work at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders
  • Ability to walk, climb, lift, squat, crawl, kneel, push, pull and reach overhead on a routine and repetitive basis
  • Possess good vision (may be corrected), ability to see in color, and the ability to hear and communicate in English
