Job Description

The Associate - Leasing Strategy will be responsible for supporting the Leasing Team to drive merchandising, lead generation, and LOI execution across a portfolio of institutional-quality retail driven assets. The Associate – Leasing Strategy will assist in managing landlord broker relationships and drive outperformance in pace and economics for budgeted lease executions. The Associate – Leasing Strategy will motivate and direct brokers to driving leasing that is additive to the merchandising quality of the portfolio with acute attention to detail and timeliness. The Associate – Leasing Strategy will act independently, but under the leadership of the Directors. The ideal candidate is a self-starter that takes initiative and can act independently. This role will include the management of third-party brokers and a cross-functional internal team to drive property level performance. The Associate – Leasing Strategy will operate in a team-oriented, fast-paced, entrepreneurial, and high-performance environment, and working closely with the Asset Management, Investments and Redevelopment Teams.

Job Responsibility

  • Drive merchandising and execution for individual assets in a multi-property portfolio in the West Coast region
  • Develop and maintain execution ready merchandising plans
  • Manage relationships with landlord brokers including materials provision, deal support, and direction across all portfolio assets
  • ability to keep brokers on track and moving toward goals
  • Source best-in-class local and regional retailers alongside local landlord brokers
  • Build and maintain relationships with regional and local tenant representatives
  • Negotiate LOIs with new and existing tenants, review leases alongside Asset Management, maintain deal ownership by creating lease exhibits and tracking deal progress
  • Maintain cross-functional communication via regular meetings with portfolio specific Acquisitions, Redevelopment and Asset Management team members
  • Develop market rent and absorption assumptions for acquisition opportunities
  • Support marketing team with property level updates for portfolio assets such as site plan review, occupancy status and lease pipeline information
  • Maintain understanding of local market knowledge and critical market dynamics

Requirements

  • Strong knowledge of market fundamentals and leasing principles
  • Understanding of LOI terminology
  • Proven ability to establish effective relationships with various internal and external stakeholders
  • Excellent verbal and written communication skills
  • Strong work ethic and ability to work both on a team and independently
  • 2-5 years of retail or office leasing experience, with a proven track record of successful lease negotiations and relationship management
  • Bachelor’s degree or higher in Business, Marketing or Communications
