Spring Living Retirement Communities (springliving.ca) is a boutique, rapidly growing Canadian senior living owner/operator, who currently owns and operates 28 retirement communities in Ontario and Quebec. The company has an ambitious growth plan to expanding through acquisition of mid-market retirement residences across Canada over the next 5 years. Spring Living’s mission is to create warm, welcoming and secure environments for residents, foster caring connections, and provide personalized services by team members who are committed to making a significant IMPACT every day. Spring Living is the Retirement Community platform of the BAZ group; a Real Estate company that strategically acquires, develops, constructs and repositions assets throughout North America.
Job Responsibility:
Support the evaluation of growth opportunities across the portfolio, including acquisitions and asset management initiatives
Contribute to strategic analyses to support decision-making
Assist in sourcing and screening potential investment opportunities
Build and maintain financial models, including cash flow projections, valuations, and sensitivity analyses
Support due diligence processes, including review of financial, operational, and third-party reports
Coordinate with internal teams and external advisors throughout the transaction process
Assist in the preparation of investment memoranda and presentation materials for internal approvals
Support closing processes and integration of assets into operating platform
Monitor and analyze property-level performance relative to underwriting
Support annual budgeting and forecasting processes
Assist in identifying and tracking value-add initiatives
Work cross-functionally with operations, finance, and development teams on ongoing portfolio initiatives
Support analysis of financing structures and lender requirements
Contribute to tracking returns on invested capital across the portfolio
Support capital raising initiatives, investor relations, and regular investor reporting
Requirements:
3–5 years of experience in commercial real estate, with exposure to: Real estate underwriting
Financial analysis and valuation
Acquisitions, asset management, or related investment roles
Experience in seniors housing or operationally intensive real estate considered an asset
Strong proficiency in Excel, PowerPoint, and Word
Solid understanding of real estate valuation and financial analysis methodologies
High attention to detail and strong organizational skills
Ability to manage multiple priorities and deadlines
Strong written and verbal communication skills
Collaborative, team-oriented mindset with strong interpersonal skills
Nice to have:
Experience in seniors housing or operationally intensive real estate considered an asset
