Job Responsibility

  • Manage an existing commercial property caseload on behalf of housing clients
  • providing fixed fee estimates to housing clients for all commercial property matters in line with agreed fees under Frameworks or existing fixed fee agreements
  • commenting upon heads of terms and other commercial arrangements prior to receiving instructions to act
  • drafting and negotiating commercial property agreements including agreements for leases, leases and licences, deeds of easement, surrender and variation, acting for either Landlord or Tenant as the matter requires
  • providing portfolio lease reviews for housing clients as required
  • liaising with the firm’s property litigation team to make appropriate referrals
  • receiving referrals from the property litigation team in respect of commercial property asset management
  • supporting the Development Team in relation to commercial property units associated with new development schemes
  • working alongside the Commercial Team to fulfill client’s leasing requirements in relation to care homes and supported living
  • dealing with all transactional aspects of the freehold sale and acquisition of commercial premises
  • dealing with Electronic Communications Code agreements for housing clients as tenants
  • working with the firm’s property litigation team to provide a training programme to housing clients on commercial lease management
  • providing support to the charging team as required
  • participating in other appropriate commercial property business development initiatives
  • recording time, billing clients and managing debt in line with agreed targets
  • supporting the real estate investment team with acquisitions and asset management matters on behalf of developers, investment funds and housing providers, with a particular focus on commercial property work
  • investigating title and reporting to clients
  • acquiring sites / land / properties for the purpose of providing housing and/or education including setting up related lease structures
  • dealing with complicated title, planning and estate management issues and leasehold projects
  • working closely with our planning, construction, procurement and other teams
  • providing technical support to paralegals
  • establishing strong relationships with the team's clients
  • delivering training to clients and internally
  • contributing to the team’s active business development

Requirements

  • 2 years+ PQE
  • previous experience within a commercial property, development, real estate or generalist property profession in legal or professional services
  • familiarity with Part II of the Landlord and Tenant Act 1954
  • experience in property - both leasehold and freehold including investigation of title and reporting work and the acquisition of sites for development
  • knowledge and understanding of affordable housing products, regulation and procedures
  • knowledge of the housing sector, including the HE grant programme requirements and particular contractual structures to enable development of affordable homes by registered providers of housing for rent, shared ownership or outright sale

Nice to have
