Job Description:

You will be responsible for delivering superior technical services requirements and overseeing the technical operations of all building systems, ensuring they run efficiently, safely and cost-effectively. In an exciting and dynamic environment you’ll achieve excellence in managing critical operations and programs onsite with our client. You’ll ensure the highest standards are delivered and best practices implemented consistently. You’ll partner with vendors providing your expertise in managing the client environment and technical services, with a focus on continuous improvement and risk management.

Job Responsibility:

  • Leading Technical Services in South Korea
  • Delivering superior technical services requirements and overseeing the technical operations of all building systems

  • Supporting local and regional initiatives by driving consistent improvements in implementation and service delivery
  • Ensuring no unplanned outages
  • Ensuring maintenance/testing of services with no interruption to supply
  • Adherence to IT environment change management procedures
  • Being major works owner (power down planning, execution and new/refurbishment project management)
  • For new projects, supporting project resources by taking ownership of post Practical Completion defects monitoring & rectification
  • Administering quality assurance and monitoring outsourced critical works vendors to ensure equipment is maintained at a high standard
  • Managing compliance statutory documentation and risk Register & Incident Escalation
  • Reviewing the maintenance/service practices of M&E contractors to deliver quality work practices in line with the manufacturer recommendations, established processes, tools and documentation
  • Contract management of critical equipment contracts
  • Capacity and utilization coordination, reviews and reporting for office tenancy and server rooms
  • Engineering regulatory compliance management for the portfolio of buildings, along with compliance to client-stipulated Engineering Playbooks
  • Incident management support including 24/7 on call for incident management in the office
  • Supporting and assisting any installation, commissioning and programming of new office space to ensure plans, designs, scopes and goals are accurate
  • Technical reporting submissions for portfolio objectives, regular meetings and portfolio performance
  • Governance of as built drawings and OEM information
  • Production and management of MOPS/SOPS/EOPS
  • Management of lifecycle asset management and UPS component replacement
  • Supporting engineering standardization tasks as per regional requirements
  • Leading in-city technical training delivery
  • Developing and implementing innovation programs and processes that reduce utility costs, increase productivity, produce cost savings and share learnings with the wider team
  • Identifying energy saving initiatives and work through to implementation and validation
  • Identifying possible cost efficiencies opportunities and work through to implementation and validation
  • Monitoring and managing technical vendors and review of all maintenance reports to ensure maintenance is conducted appropriately and performance issues are actioned
  • Managing and supporting smart office and client initiatives
  • Supporting sustainability & EHS initiatives and projects for the office
  • Managing technical manpower to perform office maintenance and achieve client satisfaction
  • Working closely with site operations team for meeting client expectation
  • Compilation of appropriate financial commitment data to support the annual property budget process
  • Planning and managing technical services budgets and contracts
  • Planning and developing recommendations and effective inventory and planning management
  • Performing regular audits with a focus on cost savings, risk management and energy management
  • Setting up best practices that promote seamless service delivery
  • Recording and reporting data accurately
  • Building strong client relationships through proactivity and engagement
  • Being the go-to person for any technical services related queries

Requirements:

  • Bachelor’s degree in an Engineering discipline is preferred
  • Minimum of 5 years of relevant engineering management experience
  • Certification in Sustainability such as LEED, WELL will be an added advantage
  • Certification in Project Management such as PMP will be an added advantage
  • A high level of financial aptitude and budget management experience and the ability to ensure that services are offered in a timely, efficient and cost effective way
  • Accompany with working experience in an old building will be an added advantage
  • Experience in digital buildings including IOT based system knowledge is an added advantage
  • Experience in managing minor projects will be an added advantage
  • Registered Electrical Worker (REW) is not a MUST
  • Required to be the first contact point to handle emergency cases during non working hours and holidays
  • Thorough understanding of building services design and engineering management
  • Ability to identify and implement opportunities for operational efficiency/improvements and implement agreed solutions
  • Excellent verbal and written communication skills as well as presentation skills
  • Ability to develop and explain complex operational management information to senior audiences
