Under the direction of the CMM, position provides oversight, direction and coordination for all operations and maintenance (O&M) activities at assigned jobsite to ensure adherence to contractual objectives. Coordinates activities of administrative and skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at assigned jobsite.
Job Responsibility:
Perform O & M Management administration functions under the direction of the CMM, handling a variety of actions and problems relating to assigned contract(s)
Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades, and crafts
Perform Service Order program management under the direction of the CMM, including: scope development
obtaining proposals and developing estimates
preparing packages for COR, KO, and DHA approval
initiating subcontracts
scheduling work and supporting activities
and ensuring the timely, quality, and safe execution of work within project budgets
Responsible for scheduling of work to be performed
Responsible for preparing various monthly progress reports in accordance with contract and CBRE GDS requirements
Responsible for safety of all personnel on job, including sub-personnel, compliance with environment standards and quality of work performed
Conducts training of staff, as well as safety meetings and briefings
Research and address customer and employee complaints

Requirements:
High School Diploma or equivalent
3 years of verifiable experience in laboratory or industrial facility operations and maintenance, demonstrating technical qualification in the field of administrative, laboratory, and lab support Facilities Management as well as in the field of Construction
5 years of verifiable experience servicing and/or renovating commercial buildings, including management of a diversified work force responsible for operations, maintenance and repair of commercial building infrastructure systems
Able to acquire the CAC for site
Must be knowledgeable with the various codes and standards applicable to the O&M tasks covered by the PWS (including ISO 9000 and other Laboratory Accreditation Standards), NFPA, EPA, and OSHA codes and standards
Advanced knowledge and understanding of all aspects of facility repair, construction and facilities management to include the following disciplines: mechanical, electrical, plumbing, communications, fire safety, and security systems
Documented experience with DoD MTF design standards, bid preparation, bid solicitation, bid evaluation and selection, award, inspection, acceptance and project close-out
Knowledge of OSHA safety regulations and PPE procedures
Ability to conduct accident investigations and safety inspections
Ability to read, write, speak and understand English
Knowledge of Microsoft Office Suites and basic computer skills
Strong written and oral communication skills
