The Assistant Chief Engineer supports the Senior Chief Engineer in overseeing daily operations, maintenance, and management of all building systems and equipment. This role requires extensive mechanical expertise to ensure optimal performance of HVAC, plumbing, electrical, and building automation systems while maintaining the highest standards of safety, efficiency, and tenant satisfaction in a commercial real estate environment.
Job Responsibility:
Assist in planning, directing, and coordinating engineering operations for the facility
Monitor and optimize building systems performance including chillers, boilers, cooling towers, air handling units, and building automation systems
Conduct regular inspections of mechanical equipment and systems to identify potential issues and ensure preventive maintenance schedules are maintained
Perform complex mechanical troubleshooting and repairs on HVAC systems, pumps, motors, and related equipment
Analyze system performance data and recommend improvements to enhance energy efficiency and operational reliability
Oversee contractor work and ensure compliance with specifications and building standards
Ensure all mechanical systems operate in compliance with local codes, regulations, and safety standards
Maintain accurate records of equipment maintenance, repairs, and system modifications
Serve as primary backup to Chief Engineer for emergency situations and maintain on-call availability for critical building issues
Requirements:
High school diploma or equivalent required
Technical school training in HVAC, mechanical systems, or building maintenance preferred
Minimum 3-5 years of hands-on experience working with commercial building equipment like boilers, chillers, and air conditioning systems
Valid driver's license required
HVAC technician certification
Basic electrical knowledge and any required local operating licenses
Strong mechanical troubleshooting abilities with common building equipment
Ability to read blueprints and equipment manuals
Basic computer skills for maintenance records and building automation systems
Good communication skills for working with tenants and contractors
Physical ability to lift 50 pounds and work in mechanical environments
Nice to have:
Experience with high-rise commercial buildings, mixed-use developments, or critical facilities such as data centers or hospitals
Knowledge of sustainable building practices and LEED operations
Familiarity with capital project management and budget development
Previous supervisory experience in engineering or facilities management roles
