Under the direction of the Building Superintendent, the Assistant Building Superintendent supervises and carries out the day to day repairs in the HVAC operations, steam boiler operations, water treatment operations, mechanical equipment operations, fleet equipment operations, fire life and safety systems operations, and lighting systems operations Ensures that the Center is compliant with current building codes, applicable federal/state/local regulations, functional precedents, practices, and policies.
Job Responsibility:
Supervises and carries out the day to day repairs in the HVAC operations, steam boiler operations, water treatment operations, mechanical equipment operations, fleet equipment operations, fire life and safety systems operations, and lighting systems operations
Ensures that the Center is compliant with current building codes, applicable federal/state/local regulations, functional precedents, practices, and policies
Oversees permit compliance, application, and renewals for items related to equipment annuals, and local safety regulations
Develop operating procedures and best practice within the area of day-to-day responsibilities e.g., engineering and maintenance mechanic divisions
Gives and receives supervision required to manage the functions of the building engineers and maintenance mechanic division
Supervise, coaching, training, and development of personnel daily within the areas of MicroMain (CMMS), engineers, mechanics, and maintenance & construction
Maintains close, open, and productive communication channels with all personnel
Maintains daily and weekly status reports including special project updates
Conduct daily tailgate meetings
Observe and exercise all company communication, safety awareness, policies, and procedures
Executes, with minimal direction and supervision, administrative duties at the highest level
Assist the Building Superintendent in the preparation of annual operating budgets and capital budgets
Oversee daily inspections and preventive maintenance schedules in the MicroMain system and track completion
Coordinate and monitor building inspections bi-annually and generate work orders daily
Attend all pre-con meetings, WERM meetings, Safety Meetings, operations meetings, and any other meeting assigned
Assists with compliance for Energy Star, Sustainability Programs, Quality Assurance Programs, and Disaster Programs
Recommend to the building superintendent personnel actions, such as training, promotions, transfers, discharges, and or disciplinary measures
Requirements:
Operate a personal computer using Windows and Microsoft Office software required
Read and comprehend blueprints, drawings and other related materials required
Valid California Drives License required
Must be able to use good judgment and common sense, to make logical, cost effective and sometimes critical decisions while working under high pressure situations and within strict deadlines relating to equipment operations and safety
Must have reliable transportation
Required variable work schedule such as late hours, early mornings, extended hours, holidays, and weekends
Bachelor's degree (B.A./ B.S.) in Business, Recreational Management
/or training
or equivalent combination of education and experience
Minimum of seven (7) years related experience In Building Trades and Operation or equivalent in the industry
Minimum of five (5) years of full-time work-related experience in the public assembly or hospitality industry (high-rise hotels, stadiums, arenas, and/or convention centers)
Three (3) to five (5) years related experience in a supervisory or management position
or equivalent combination of education and experience required
