The Asset Manager is a key leadership role responsible for the strategic and operational management of Warrigal’s property portfolio. This position ensures that all assets are professionally maintained, compliant, efficient, and aligned with Warrigal’s commitment to providing safe, welcoming, and sustainable environments for residents, customers, and staff.
Job Responsibility:
Ensuring all property assets are safe, compliant, efficient, and well maintained
Overseeing maintenance programs, asset management systems, and service delivery
Managing risk, safety, legislation, budgets, and resource allocation
Driving continuous improvement across processes, systems, and team performance
Supporting environmental sustainability and long‑term asset planning
Ensuring customer‑focused, proactive engagement rather than transactional service delivery
Requirements:
Minimum 10 years’ experience with Asset Management supporting a large property portfolio
Experience managing multi-site, multi-disciplined buildings and asset services, with a mix of stakeholders and customers
Tertiary degree in Asset, Property/Construction Management, Engineering, or similar
Sound judgement in making timely operational decisions that drive organisational performance and success
Exceptional communication, able to anticipate challenges, resolve conflicts proactively, and develop solutions aligned with legislation and industry standards
Skilled in establishing, monitoring, and analysing key performance indicators to assess progress against operational and growth objectives
Demonstrated accountability and commitment to relationship-based asset management, continually improving services through customer feedback
Highly effective written and oral communication skills, capable of engaging with staff, clients, business partners, and government authorities
Sound knowledge of WH&S principles and practices, with a commitment to EEO, quality assurance, and workplace anti-discrimination
Current NSW driver’s licence
Nice to have:
Knowledge of Aged Care Legislation & the Retirement Villages Act
Knowledge of National Aged Care Design Principles and Guidelines
Knowledge and understanding of local and state planning controls and their relevance to residential aged care and retirement village developments
