The Analyst will support senior members of the Valuations team in the quarterly valuation process and in ensuring accurate market value of real estate assets and financial instruments within numerous US portfolios, including but not limited to managed Separate Accounts, the Sun Life General Account, and BGO’s Open End Fund offerings. These portfolios consist of a variety of property types, including land, office, industrial, retail, and multi-family residential real estate assets, as well as interests in notes and joint ventures in real property. The Analyst will also assist in the ongoing development of portfolio analytics tools for use by decision-makers to drive top-of-the-market valuation performance and to inform on-going portfolio management strategy.
Job Responsibility:
Work with the internal team and the external appraiser managers to perform the valuation of properties across the NTTC portfolios on a quarterly basis
Review Argus and excel valuation models to ensure accuracy by crosschecking property records, asset management feedback, and relevant market data. Run Argus scenarios to understand the impact of quarterly changes on performance
Monitor and maintain market and asset-specific property data on an ongoing basis to ensure timely information for each internal valuation and external appraisal assignment
Assist in research of national economic and real estate market overviews with the ability to correlate trends, conditions, and impact to property level valuations
Articulate necessary valuation changes in writing or verbally
Host internal calls to solicit valuation feedback from internal team members and present results to internal stakeholders and external business partners
Complete reporting deliverables as required by clients in a neat and professional manner
Be a lead in the development of data tools, cross portfolio analysis, performance analytics and metric databases to improve the valuations process and results for the team
Prepare property data submissions to Sun Life Investment Finance (LICAT) and third-party benchmark providers (NCREIF) if required or different from the finance team submissions
Assist with preparation/coordination of presentations and materials for board and/or valuation committee meetings
Respond to regular and ad hoc requests
Requirements:
Minimum 1-3 years in commercial real estate analysis/valuation, preferably within an institutional investment environment
Knowledge of commercial real estate investment underwriting and/or appraisal techniques for a variety of commercial property types: especially office, industrial, retail, and multi-family
Bachelors Degree with preference for economics, business, real estate, finance or related major
Experience in analyzing commercial real estate from an acquisition, lending, leasing, and/or appraisal perspective. Familiarity with discounted cash flow, direct cap rate, and sales comparison valuation methods
Advanced financial modeling skills using Excel and basic knowledge of the remaining Microsoft Office Suite
Advanced Argus Enterprise (AE) understanding
Ability to develop and maintain working relationships with both internal and external constituents
Excellent oral and written communication skills and demonstrated ability to write various types of reports and business correspondence
