Property managers are typically tasked with developing and managing the property’s annual operating budget. They are responsible for the timely collection of rent and other fees, pursuing delinquencies when necessary, and meticulously tracking all income and expenses. A critical financial function is the management of Common Area Maintenance (CAM) charges for commercial properties, which involves calculating tenant shares and performing annual reconciliations. They prepare detailed financial reports for owners, providing transparency on the property's performance. Furthermore, they must have a firm grasp of lease agreements, ensuring all parties adhere to the terms, and they often collaborate on lease renewals and tenant improvement projects. To succeed in property manager jobs, a specific skill set is required. Strong communication and interpersonal skills are essential for dealing with diverse groups of people. Excellent organizational and time-management abilities are needed to juggle multiple tasks and priorities. Problem-solving skills are constantly called upon to address the unexpected challenges that inevitably arise in property management.
