Wir suchen einen erfahrenen, unternehmerisch denkenden Construction & Project Manager, der in einem internationalen Umfeld aufblüht und sich auf den deutschen Markt konzentriert. In dieser Rolle schaffst Du echten Mehrwert für unser Unternehmen, indem Du kontinuierliche Verbesserungen bei Ausbauprozessen, Baukosten und Projektlaufzeiten vorantreibst. Du bist ein echter Multitasker und verbindest Projektmanagement, Design, Ausschreibungen, Genehmigungsverfahren, Beschaffung sowie CapEx-Initiativen.

Verantwortlichkeiten:

  • Technisches Projektmanagement und Beratung bei technischen CapEx-Investitionen
  • Unterstützung lokaler Development- und CapEx-Strategien mit Fokus auf Genehmigungen, Compliance und Kosten
  • Sicherstellen, dass kommerzielle Prozesse innerhalb der Business Unit eingehalten werden und aktiv Verbesserungen von Prozessen und Abläufen vorantreiben
  • Technisches Projektmanagement für alle regionalen Mileway-Assets in Baden-Württemberg. Überregionale Unterstützung ist je nach Projekt ebenfalls möglich
  • Planung und Ausschreibung von Bauleistungen und Dienstleistungen für Neubauten sowie Umbau- und Revitalisierungsmaßnahmen gemeinsam mit internen und externen Stakeholdern
  • Steuerung der Vergabeverfahren für Planungsleistungen, Generalunternehmer und Einzelleistungen sowie Koordination der Umsetzung im Einklang mit Kosten- und Terminplänen
  • Erstellung und Begleitung von Transformationen von Immobilien (Redevelopments)
  • Überwachung der Bauausführung, um sicherzustellen, dass Verfahren eingehalten und Materialien gemäß Projektspezifikationen und Qualitätsstandards verwendet werden
  • Berichterstattung über Ist-Kosten vs. Budget und Analyse der Ursachen bei Abweichungen
  • Unterstützung bei der Integration der Mileway ESG-Strategie
  • Abstimmung mit aktuellen und potenziellen Mietern (Fit-out) in Zusammenarbeit mit dem Asset Management Team
  • Überwachung und Umsetzung des Nachhaltigkeitsplans
  • Sicherstellen, dass Health & Safety-Systeme in allen Bauprojekten implementiert und eingehalten werden
  • Sicherstellen der Genauigkeit der Projektberichte und entsprechende Kommunikation
  • Aktualisierung und Kommunikation des Accrual Reports
  • Analyse von Kostenabweichungen zwischen Ist und Budget
  • Sicherstellen, dass finanzielle Informationen für Audits zusammengestellt werden und Cost-Assurance-Prozesse eingehalten werden

Anforderungen:

  • Mindestens ein Bachelorabschluss in Bauingenieurwesen, Architektur, Baumanagement, Immobilienwirtschaft oder einem vergleichbaren technischen bzw. immobilienbezogenen Studiengang
  • Eine starke technische Erfolgsbilanz mit ca. 5+ Jahren Erfahrung. Du hast Urban-Logistics- und Industrieentwicklungsprojekte von der Pre-Development-Phase über Genehmigungen, Ausschreibungen und Umsetzung bis zur finalen Übergabe begleitet
  • Relevante Erfahrung auf Baustellen, über alle Phasen der Planung und Umsetzung hinweg
  • Hervorragende Planungs-, Organisations- und Kommunikationsfähigkeiten
  • Starke analytische Fähigkeiten sowie Freude an Problemlösungen und Hands-On Mentalität
  • Fließende Deutsch- und Englischkenntnisse
  • Ausgezeichnete Verhandlungsfähigkeiten

Wünschenswert:

  • Erfahrung in der Brandschutzplanung und Umsetzung entsprechender Maßnahmen
  • Erfahrung in ESG-Design, Planung und Umsetzung entsprechender Maßnahmen
  • Vertrautheit mit Tools wie Yardi, Basware und Budget-vs-Actual-Tools
